7. Is there "rent control"? I've heard a few horror stories about
dramatic space-rent increases at some other parks.
There is no government-mandated rent control in Placer County and
is a very valid concern when choosing a park. For 30 years the
Sigrist family has maintained a space rent that was not only fair, but
actually below what other parks in the area were charging. We find
this helps keep our resident-turnover low, and park-desirability high.
8. I've heard that mobile homes go down in value and are a
poor investment. What do you say to that?
Not in recent years, at least not in California. The high cost of real
estate has made manufactured homes an attractive alternative, even
in today's troubled real estate market..
Depreciating values were a fact during the early era of mobile homes
when they were built and regulated like travel trailers, but the later
model HUD-governed homes have changed the realities. For
example: Today's manufactured home with a permanent foundation
placed on land, will appreciate in value at the same rate as a
comparable site-built home. However, a 1970 mobile home on the
same land will add little, if anything, to the value of the property.
Of course that pertains to real estate. Things are different when the
home is in a park on a rented or leased space. Now the park itself is
a major factor in determining resale value. How desirable is the
park? Is it in a good location? Is it clean and attractive? How new or
old are the homes in it? What is the management like? And most
important of all is the monthly space rent. High monthly park rent
can make a home difficult to sell and hurt the value.
9. Can I bring in a home from another dealer to your park, or do
I have to buy from you?
As long as a home meets the park's requirements for new
construction (such as approved skirting, composite steps and
landings with reinforced vinyl railings, concrete drive with awning,
etc) and you are able to acquire a space, you certainly can. The
problem is that there hasn't been a vacant space for many years. To
get a space you would need to do what dealers do, buy a home,
remove it, and reclaim the space.
